I am proud to be part of Team Sold offering the 90 Day Guaranteed Sale program here's how it works.
1) Team Sold receives an inquiry about the Guaranteed Sale program.
2) A member from Team Sold meets with the vendor to provide written material and to answer any further questions about the program.
3) A member from Team Sold will follow a check list gathering as much information as possible about the vendors home and property plus what work may be required to make the house highly saleable.
4) Based on the information provided and the vendor wanting to go forward with the guaranteed program, arrangements will be made for the Team Sold representative to prepare a formal market evaluation and arrange a time to present the formal proposed guaranteed sale price.
5) If a purchase price is agreed to, a listing and a sales contract is signed. The sales contracts will have subjects for the benefit of Team sold, the buyer, such as;
• Subject to Team sold confirming with their insurer that the property is still insurable.
• And Team Sold receiving and approving a home inspection.
Both subjects will take approximately one week to address.
The sales contract will also have two subjects for the benefit of the vendor.
• Subject to the vendor lawyer reviewing and approving all of the documentation.
• Subject to the vendor having the right to receive a better offer.
During the listing period;
1) During the first 15 days of the listing, the vendor may set the list price. The next 30 days of the listing will be at 5% above the guaranteed sale price. The last portion of the listing contract will have the list price at 2% above the guaranteed price. It is Team Sold’s view that a properly priced property will sell within 30 days.2) Should the guaranteed sale have to take effect steps to completion will be initiated on the 91st day (documents sent to the respective lawyers and arrangements made for funds). The completion will be approximately 10 working days after the 90 day period. Marketing will continue after the 90 day period. A subject free sale can still be effected at any time, provided it does not complete after the initially agreed completion time.
3) Team Sold reserves the right to reduce their commission in order to effect a sale.
